U.S. Home Prices Decline in Most Major Cities as Housing Market Cools
The U.S. housing market is experiencing a cooling trend, with home prices per square foot falling year-over-year in 36 of the 50 largest U.S. metro areas in August. A Realtor.com analysis revealed that the nationwide price per square foot declined for the 10th consecutive month, dropping 1.8% from a year earlier. Median list prices decreased across three of the nation's four major regions: 3.6% in the Northeast, 2.6% in the South, and 2.1% in the West, while prices remained flat in the Midwest. The steepest declines were observed in Austin (down 8.1%), Tampa (down 5.6%), and Memphis (down 4.1%). Conversely, Providence, Rhode Island, saw the largest increase at 9.3%, followed by Indianapolis (4.4%) and Chicago (3.6%). High mortgage rates are cited as a primary factor contributing to affordability challenges, prompting sellers to reduce prices.
