This surge is attributed to density-friendly zoning reforms, which are expected to add thousands of new homes, potentially making the rental market more affordable. Similar trends are observed in Las Vegas, Oklahoma City, and Birmingham, Alabama, as reported by a July Realtor.com Renter Report. These cities are defying a national trend where overall U.S. multifamily approvals are 13.1% lower than five years ago. The increase in housing supply through new construction is seen as a strategy to meet demand and reduce costs for renters, especially in urban areas facing affordability crises.
