Residents Oppose Proposed Commercial Zoning Expansion on Roanoke Avenue
A proposal to expand commercial uses in the Professional Business (PB) zoning district along Roanoke Avenue, south of the traffic circle, has met with significant resistance from local residents during a public hearing. The proposed code change would permit personal service businesses, excluding dry cleaning and laundry services, by special permit from the Town Board. Additionally, it would allow apartments on the upper floors of buildings within this zoning district. Senior Planner Greg Bergman stated that the impetus for the amendment originated from an application for a hair treatment studio, a use not currently permitted in the Business PB district. The proposed personal service category would encompass fitness studios, beauty services, massage therapy, personal coaching, esthetician and skincare services, cultural and educational studios, and pet grooming.
