California Homeowners Face $26,000 HOA Assessment for Roof Replacement, Sparking Eviction Fears
Homeowners in the 198-unit Vilamoura at Rancho San Clemente condominium complex in California have been hit with a surprise $26,000 emergency assessment by their Homeowners Association (HOA) for a major roof replacement project. This substantial bill has led to fears of eviction for some residents, including an 81-year-old homeowner, Beverly Albright, who lives on a fixed income and states she will be forced to move. Residents were given options to pay the bill outright, split it into two payments, or enter a payment plan that adds over $2,000 to their monthly costs, on top of existing HOA dues exceeding $500 per month. Many residents are challenging the HOA's decision to classify the work as an emergency, arguing that the roof issues were long-known maintenance problems that should have been subject to a homeowner vote.
