Homeowners association (HOA) dues are increasing across the United States, with significant effects felt in Northeast Florida. According to national research and local market data, the size and prevalence of these fees vary widely by county. Realtor.com reported that in 2025, 43.6% of U.S. property listings were subject to an HOA fee, with a median monthly fee of $135. The U.S. Census Bureau's American Community Survey corroborated this, noting that approximately 21.6 million U.S. homeowners paid condo or HOA fees in 2024. LendingTree's analysis highlighted that about 17.5 million homeowners in the 100 largest metros paid HOA or condo fees, with 2.6 million paying at least $500 monthly.
