Austin Eviction Filings Surge Despite Falling Rents, Highlighting Broader Affordability Issues
Austin, Texas, is experiencing a paradox in its housing market: while median asking rents have fallen by 4.3% to $1,371 in June, eviction filings in Travis County have surged. Over the past 12 months, there were more than 15,600 eviction filings, a 35% increase above the 2023-24 average, equating to roughly one case for every 20 renter households. Tenant advocacy organizations like BASTA attribute this trend to broader affordability issues, arguing that despite lower rents, many residents still struggle to afford housing due to insufficient incomes. A significant portion of these eviction requests, over a quarter, are for amounts less than $2,000. Landlords are reportedly quick to file cases, and tenants often face obstacles in resolving them, sometimes without even knowing a case has been initiated. The process can trap tenants in a cycle of debt.
