Greece to Implement Significant Property Transfer Tax Increase for Non-EU Golden Visa Investors
The Greek government has announced a substantial increase in the property transfer tax for residential purchases made by non-EU citizens, which will directly impact investors utilizing the Golden Visa program. Effective July 1, 2027, the transfer tax is set to rise from the current rate of approximately 3% (including a municipal levy) to 15%. This measure is specifically aimed at residential properties bought by individuals from third countries, not affecting commercial properties or purchases by legal entities. A transition period has been provided to allow ongoing transactions to be completed under the existing tax rate. This change is distinct from the Golden Visa's minimum investment thresholds, which remain unchanged, but it significantly increases the overall acquisition cost for affected investors.
