Bollywood superstar Shah Rukh Khan’s famous sea-facing residence, Mannat, has received a major legal boost, clearing the way for ongoing renovations. The National Green Tribunal (NGT) recently dismissed an appeal that had challenged the renovation project, giving the actor and his family the green light to continue work without legal hurdles. The appeal had been filed by activist Santosh Daundkar, who claimed that the Maharashtra Coastal Zone Management Authority (MCZMA) made a mistake in granting Coastal Regulation Zone (CRZ) clearance on January 3. However, the NGT rejected the plea, calling it “without force” and clarifying that the renovation falls under CRZ-II regulations, which allow construction on the landward side of existing structures. As
reported by News 18, the planned renovation is extensive, with Mannat set to gain two additional floors - the 7th and 8th - featuring a duplex flat connected by an internal staircase. Once completed, the home will have two basements, a ground floor, and eight upper floors, reaching a height of 37.54 metres. The project had already received approval from the Brihanmumbai Municipal Corporation (BMC) on November 7, 2024, and is located in a residential zone as per DP 2034 regulations. The NGT also noted that the activist’s legal team couldn't provide proof of procedural errors or the 2008 CRZ NOC, questioning why the matter was not raised earlier. With the ruling in place, Shah Rukh Khan can continue the renovation with full compliance to coastal regulations.Gauri Khan recently shared in an interview with News18 Showsha that the renovation is underway and is expected to be completed within the next year. Meanwhile, the family - including Shah Rukh, Gauri, and their children Aryan, Suhana, and AbRam—is staying in rented duplex apartments at Pali Hill, Bandra, reportedly leased for Rs 24 lakh per month.
