In one of the biggest real estate transactions of the year, Hyderabad-based business leaders Sasidhar Chinta and Lakshmi Priyadarshini Chinta of the Vishwa
Samudra Group have acquired a premium bungalow in Delhi’s upscale Jor Bagh area for Rs 140 crore. According to official documents, the 883-square metre property was registered in June 2025, with a stamp duty of Rs 8.96 crore paid by the buyers. The sale involved 10 signatories on the seller’s side, indicating joint ownership of the property prior to the deal. Consistent Demand in Lutyens’ Delhi The property lies within the prestigious Lutyens’ Bungalow Zone (LBZ), a 28 sq km area in central Delhi known for its exclusivity and elite residents — including ministers, senior bureaucrats, and business tycoons. Around 3,000 bungalows dot the LBZ, of which about 600 are privately owned. This transaction adds to a growing list of ultra-luxury property deals crossing the Rs 100-crore mark in LBZ and South Delhi. “Lutyens Delhi remains a hot favourite among business families from outside Delhi. The address itself holds immense value, and buyers are willing to pay the market rate for it,” said Pradeep Prajapati, founder of boutique real estate advisory Wealthvisory Capital. About the Buyers Vishwa Samudra Group, led by the Chinta family, is a multinational conglomerate with interests spanning engineering, infrastructure, and other core sectors. The group did not respond to media queries regarding the purchase. This high-profile deal is a reflection of ongoing confidence in India’s luxury real estate segment, particularly in politically and economically strategic locations like Lutyens’ Delhi.
