Superstar Shah Rukh Khan has leased two duplexes in Mumbai’s Pali Hill, Khar, for Rs 8.67 crore over three years. His iconic bungalow, Mannat, is currently undergoing renovation and expansion, a project
expected to take about two years.
Duplexes continue to be a preferred choice among high-net-worth individuals seeking larger and more private living spaces in prime locations such as Worli, Bandra, and South Mumbai. Recently, Bollywood actor Kriti Sanon made headlines with the purchase of a Rs 78.2 crore sea-facing duplex penthouse in Bandra’s upscale Pali Hill. The 7,302 sq. ft. residence in the luxury project Supreme Prana spans the 14th and 15th floors, comes with six car parking slots, and was valued at around Rs 1.18 lakh per sq. ft., making it one of the most expensive residential deals in Mumbai’s suburbs.

The Khans have temporarily vacated Mannat, as the 27,000 sq. ft. heritage property on Bandra Bandstand is currently under repair. Originally built in 1914 as Villa Vienna, the bungalow is tagged as a Grade II(B) heritage structure. That means it carries both architectural and cultural significance.
Shah Rukh has reportedly sought approval for adding two more floors to Mannat’s annexe, which would expand the built-up area by over 600 sq. m. at an additional cost of around Rs 25 crore. Because of its heritage tag and proximity to the sea, the vertical extension requires clearance from the Maharashtra Coastal Zone Management Authority.
