Shah Rukh Khan’s iconic sea-facing house in Bandra, Mannat, has received a legal green light as the National Green Tribunal dismissed an appeal challenging its renovation.

Santosh Daundkar, claimed the Maharashtra Coastal Zone Management Authority (MCZMA) erred in granting Coastal Regulation Zone (CRZ) clearance on January 3. The NGT, however, rejected the plea, calling it “without force.”
The tribunal clarified that the renovation falls within a CRZ-II zone on the landward side of existing structures, making it permissible under the Coastal Regulation Zone Notification, 2019. The project includes adding two upper floors—the 7th and 8th—with a duplex flat and internal staircase, bringing the building to a total of two basements, a ground floor, and eight upper floors, standing 37.54 metres tall.
Mannat, located at CTS 859-862 in Bandra H-West, is in a residential zone per DP 2034. The project had BMC plan approval since November 7, 2024. The NGT also noted that Daundkar’s counsel failed to substantiate procedural errors or provide the 2008 CRZ NOC, questioning why it wasn’t challenged earlier.
With the tribunal’s ruling, Shah Rukh Khan can continue the Mannat renovation without legal obstacles, ensuring his iconic Bandra residence maintains its grandeur while fully complying with coastal regulations.
Not long back, Gauri Khan, in a chat with News18 Showsha, opened up about how the renovation of Mannat is shaping up. She said that work in her home is currently under progress, and her renovated house should come around in the next one year.

At present, Shah Rukh Khan, Gauri Khan, and their children (Aryan Khan, Suhana Khan and AbRam) are residing in a rented duplex located in the upscale Pali Hill area of Bandra. The family has reportedly leased two luxurious duplex apartments in Puja Casa, a property owned by film producer Vashu Bhagnani. According to reports, the monthly rent for the space amounts to a whopping Rs 24 lakh. Two new floors are reportedly being added to Mannat’s existing structure, which already boasts sweeping sea views and opulent interiors.

Mannat, the famous sea-facing home of Shah Rukh Khan and Gauri Khan, is an iconic landmark in Bandra (West), Mumbai, along the Bandstand promenade. A Grade III heritage property, it was originally called “Villa Vienna,” a bungalow built in 1914. SRK bought it in 2001 and renamed it Mannat, meaning a heartfelt wish or prayer, reflecting his journey to success.
Spanning around 27,000 square feet, Mannat blends a grand neo-classical façade with a modern six-storey annexe at the back. Valued at roughly Rs 200 crore, it is one of India’s most luxurious celebrity homes.
The interiors, designed by Gauri Khan with architect Kaif Faquih, feature spacious living areas, a lavish library, a private gym, swimming pool, home theatre filled with Bollywood memorabilia, multiple elevators, and elegantly styled bedrooms.
