Mumbai doesn’t just build tall anymore, it builds big experiences in the sky. With over 4,000 high-rise buildings already and more coming up, vertical living is now the default. But the tallest towers
stand apart. They’re not just higher, they’re packed with private theatres, clubhouses, infinity pools and homes priced anywhere between ₹20 crore and ₹80 crore. 1. Lokhandwala Minerva, MahalaxmiAt nearly 300 metres and 78 floors, this is Mumbai’s tallest completed tower. Designed by Hafeez Contractor, it was originally planned to be even taller before redesigns cut its height slightly. What hasn’t changed is the positioning, it sits right in the old mill belt, now one of the city’s most expensive luxury corridors with sweeping Arabian Sea views. 2. Palais Royale, WorliOften cited at around 320 metres, this is still one of Mumbai’s most ambitious projects. Spread across seven acres, it will house just about 160 ultra-luxury units, including what’s expected to be one of the world’s largest penthouses at 1.25 lakh sq ft. The project has seen delays, auctions and ownership changes, but remains a headline tower. 3. Piramal Aranya Arav, BycullaAt 282 metres with 83 floors, this tower quietly changed Byculla’s image. Built by Piramal Realty and completed in 2022, it overlooks Rani Baug, giving it rare green views in a dense city. It’s one of the clearest examples of how developers are pushing luxury into new micro-markets beyond the usual Worli-Lower Parel belt. 4. World One, Lower ParelStanding at 280 metres, this tower was once planned to hit 442 metres before aviation rules forced a redesign. Even after that, it remains one of Mumbai’s most recognisable skyscrapers. Built by the Lodha Group, it played a major role in turning Lower Parel from a textile district into a premium residential hotspot. 5. Lodha World View, Lower ParelAt 277 metres and 73 floors, this tower is part of the World Towers cluster. Designed by WOHA and completed in 2020, it shows how developers are building vertical “neighbourhoods” rather than standalone buildings. Residents share access to luxury amenities, making the entire complex feel like a self-contained high-rise community. 6. Wadhwa 25 South A, PrabhadeviRising 270 metres with 65 floors, this tower is designed by global firm Aedas. It stands out for its location, right between South Mumbai and the western suburbs, making it as much about connectivity as luxury. With panoramic sea and city views, it reflects how premium high-rise demand is expanding into newer pockets. 7. Lodha Trump Tower, WorliAt around 268 metres and 76 floors, this tower brings global branding into Mumbai real estate. Designed by WOHA and developed by Lodha, it’s positioned as a statement address. With multiple towers in the complex and high-end finishes, it shows how luxury housing is increasingly tied to identity, not just space. These towers aren’t just pushing the skyline up. They’re redefining what living in Mumbai looks like, where height, luxury and identity now come bundled together.
