the properties at 320 Smith Street and 336 Union Street, encompassing the entire west side of Smith Street between President and Union. The buyer, linked to developer Dawson Stellberger and his partners, is known for creating events and creative spaces, as well as hospitality venues in Brooklyn. The existing two-story building on the site, which previously housed a Rite Aid store and five market-rate rental apartments, has 16,091 square feet. However, the property allows for 28,500 square feet of development, or up to 34,200 square feet if affordable units are included. No permits have been filed for the site yet, and Stellberger has not commented on specific plans.
