New York State has seen its house prices reach the highest levels ever recorded, with the median cost of a home hitting $475,000 in June 2026. This represents an 8% increase from the previous year, according to the New York State Association of Realtors.
Despite this price surge, the housing inventory has also increased, marking the 16th consecutive month of growth. The number of homes on the market rose by 4.4%, from 31,124 in June 2025 to 32,508 in June 2026. Interest rates have also seen a slight increase, standing at 6.49% in June, which is still lower than the previous year's high of 6.82%. The state exhibits significant disparities in housing prices, with some upstate regions having median prices just over $200,000, while downstate counties like Richmond, Rockland, and Suffolk report median prices exceeding $700,000.
