Financial services institution PNC Bank and law firm Tydings & Rosenberg have signed long-term lease extensions with MCB Real Estate for a combined 75,566 square feet of office space at One East Pratt Street in downtown Baltimore City. PNC Bank will continue
to occupy 57,000 square feet across two floors, housing over 150 employees, while Tydings & Rosenberg will maintain its 18,566 square feet for its main Baltimore-area corporate headquarters, accommodating more than 60 attorneys and support staff. MCB Real Estate, which purchased the office tower and its connected parking garage in 2024, recently completed a $7 million repair program for the garage, which had collapsed in 2022. These repairs included critical infrastructure fixes, parking equipment upgrades, and redesigns of outdoor spaces.
Why It's Important?
The long-term lease extensions by prominent tenants like PNC Bank and Tydings & Rosenberg signal strong confidence in downtown Baltimore's Inner Harbor area and its commercial real estate market. According to Lou Kousouris, Managing Director, Asset Management for MCB, retaining over 200 full-time professionals in Baltimore City provides a significant economic boost to local restaurants and retailers, contributing to the ongoing revitalization efforts in the downtown area. This commitment from major businesses can attract further investment and development, reinforcing Baltimore's position as a viable corporate hub. The successful repair and reopening of the parking garage also demonstrate MCB Real Estate's dedication to improving local infrastructure and enhancing the attractiveness of the area for businesses and residents.
What's Next?
MCB Real Estate plans to leverage this leasing momentum at One East Pratt and its other downtown assets to attract additional tenants and further contribute to Baltimore's urban renewal. The continued presence of major corporations like PNC Bank and Tydings & Rosenberg is expected to encourage other companies to consider establishing or expanding their operations in the city. Future developments may include further enhancements to the building and surrounding area, as MCB Real Estate has expressed a commitment to improving projects that make Baltimore a more attractive place to work, live, and visit. The stability provided by these long-term leases could also influence future real estate valuations and investment decisions in the region.
Beyond the Headlines
The decision by PNC Bank and Tydings & Rosenberg to extend their leases goes beyond simple business transactions; it reflects a broader narrative of urban resilience and economic recovery in Baltimore. The investment in repairing the parking garage, despite its prior collapse, underscores a commitment to infrastructure and long-term urban planning. This move could serve as a case study for other cities facing similar challenges in revitalizing their downtown cores.
