What's Happening?
Tanger Outlets National Harbor has expanded its retail offerings with the addition of a 4,700-square-foot Brooks Brothers store and the first HOKA location in the DMV area. The Brooks Brothers Factory Store, situated between Tommy Hilfiger and Skechers,
features an exclusive collection of men's and women's clothing not available in its retail stores or online. The HOKA pop-up, located next to Famous Footwear, provides road and trail running shoes, apparel, and lifestyle styles. These new additions bring the total number of retailers and restaurants at the waterfront center to over 80. Windsor Fashion is also expected to open a 3,500-square-foot space this fall, further enhancing the center's diverse brand mix. According to marketing director Carrie Masich, these openings aim to attract more shoppers and visitors to the National Harbor destination.
Why It's Important?
The opening of these new stores at Tanger Outlets National Harbor signifies a continued investment in physical retail spaces, particularly within outlet centers. For Brooks Brothers, the factory store model allows them to reach a broader customer base with exclusive collections, potentially increasing market share and brand visibility in the DMV region. HOKA's first presence in the area indicates the brand's strategic expansion into key metropolitan markets, capitalizing on the growing demand for athletic footwear and apparel. This expansion also benefits Tanger Outlets by diversifying its tenant mix and attracting a wider demographic of shoppers, reinforcing its position as a significant retail destination. The increased foot traffic and sales generated by these popular brands can have a positive economic impact on the local community through job creation and tax revenue.
What's Next?
Following the successful openings of Brooks Brothers and HOKA, Tanger Outlets National Harbor anticipates the arrival of Windsor Fashion this fall, which will further expand the center's offerings. This continuous addition of new brands suggests a proactive strategy by Tanger Outlets to maintain its appeal and competitiveness in the retail landscape. The performance of these new stores, particularly HOKA's first DMV location, will be closely watched as an indicator of consumer demand and the effectiveness of the outlet model for brand expansion. Deckers, HOKA's parent company, has projected low-double-digit percentage growth for HOKA in fiscal 2027, indicating a positive outlook for the brand's overall performance, though this forecast does not specifically measure the performance of individual stores.
Beyond the Headlines
The strategic decision by Brooks Brothers and HOKA to open stores at Tanger Outlets National Harbor reflects broader trends in retail, where brands are increasingly utilizing outlet centers as a vital channel for growth and customer engagement. For Brooks Brothers, the factory store concept allows for the sale of specially designed collections, differentiating it from its full-price retail and online presence. This approach helps manage inventory and caters to price-sensitive consumers while maintaining brand integrity. HOKA's entry into the DMV market through an outlet pop-up could be a test run for potential larger-scale retail operations, indicating a shift in how athletic brands approach market penetration. These developments highlight the evolving retail landscape, where a mix of online, full-price, and outlet channels are crucial for comprehensive market coverage and sustained business growth.
