What's Happening?
FreezPak Logistics is currently constructing a new 146,000-square-foot cold storage facility in Elizabeth, New Jersey, with an anticipated delivery in the fourth quarter of 2027. This project, a collaboration between Elberon Development Group and Saoud
Development, marks FreezPak's seventh facility in its home state and its second in Elizabeth. The facility, located near the Goethals Bridge and with immediate access to the New Jersey Turnpike at Exit 13, will offer up to 9.85 million cubic feet of temperature-controlled capacity. Services will include cold storage, container plugin, cross-docking, container unloading, transportation, repacking, e-commerce fulfillment, and USDA Food Safety Inspection Service inspections. The City of Elizabeth granted final site plan and planning board approvals in May and a long-term tax exemption in July, anticipating total project costs of approximately $82 million.
Why It's Important?
This new FreezPak facility is significant for the industrial and logistics sector in the Tri-State area, reinforcing Elizabeth's reputation as a premier market. The project is expected to create approximately 175–225 skilled construction jobs and 50–75 permanent jobs upon completion, providing a substantial economic boost to the local community. The demand for modern cold storage facilities is high, with new constructions delivered after 2020 capturing nearly all recent demand, as noted by Newmark's 1H 2026 U.S. Cold Storage Market Overview. This development addresses that need, offering state-of-the-art infrastructure that older, legacy properties cannot. The strategic location also enhances supply chain efficiency for businesses requiring temperature-controlled logistics, benefiting various industries from food and beverage to pharmaceuticals.
What's Next?
The construction of the FreezPak facility is expected to continue, with delivery slated for the fourth quarter of 2027. Following completion, the focus will shift to operationalizing the facility and integrating its advanced cold storage and logistics services into the regional supply chain. The creation of new jobs will lead to recruitment and training efforts. The success of this project could also encourage further investment in Elizabeth's industrial and logistics infrastructure, potentially attracting more businesses seeking modern, strategically located facilities. Elberon Development Group and Saoud Development may pursue additional joint ventures in the cold storage sector, given their successful track record and the ongoing demand for such specialized facilities.
Beyond the Headlines
The development highlights a broader trend in the logistics industry: the increasing specialization and technological advancement of storage solutions, particularly in temperature-controlled environments. As e-commerce and global supply chains become more complex, the need for sophisticated cold storage facilities that can handle diverse products and services, including USDA inspections, becomes critical. This investment also underscores the importance of public-private partnerships, with the City of Elizabeth's approvals and tax exemptions playing a crucial role in facilitating the project. The remediation of the 8.3-acre former Phelps Dodge Industries site also points to ongoing efforts to redevelop industrial land for modern economic uses, contributing to urban revitalization and sustainable development practices in the region.
