What's Happening?
The tallest mass timber student housing development in the United States has officially topped out in Columbus, Ohio. This 13-story, 186-unit structure, standing at 158 feet, is located near Ohio State University and represents the first mass timber project
in Columbus. The construction utilized prefabricated glulam columns and beams, along with cross-laminated timber (CLT) panels, which significantly accelerated the building process. Crews were able to complete approximately two and a half floors every two to three weeks, leading to the topping out of the structure roughly 10 weeks ahead of its original November target. This accelerated timeline is attributed to the efficiency of prefabrication and meticulous field coordination. The project, spanning 242,000 square feet, will provide 493 beds for students.
Why It's Important?
This project is a significant milestone for sustainable construction in the U.S., showcasing the potential of mass timber to reduce carbon footprints in large-scale developments. Upon completion, the building is projected to save 1,128 metric tons of carbon compared to a similar structure built with concrete and steel. The mass timber components were sourced from SmartLam North America in Alabama, which reduced transport-related carbon emissions by approximately 55%. Beyond environmental benefits, mass timber construction offers aesthetic and experiential advantages, such as visible wood grain, improved acoustics, and a tactile quality in living spaces, which can enhance the student living experience compared to traditional concrete and drywall dorms. The success of this project could encourage wider adoption of mass timber in other U.S. urban and student housing developments, influencing future building codes and construction practices.
What's Next?
With the structure topped out ahead of schedule, the focus will now shift to the subsequent phases of construction. Exterior wall panels and windows are already being installed on lower floors, and interior framing and mechanical, electrical, and plumbing (MEP) rough-ins are underway. Concrete masonry work also commenced while timber placement was still in progress. The accelerated schedule means that the enclosure, interior buildout, and commissioning phases will all be pulled forward, allowing the project to navigate the most weather-sensitive parts of construction before winter. The project is anticipated to be fully completed in the summer of 2027, at which point it will begin accommodating students. Its completion will serve as a case study for the efficiency and sustainability of mass timber construction in high-rise residential buildings.
