What's Happening?
Pawtucket, Rhode Island, is moving forward with the redevelopment of the former Apex site, a 20-acre area known as the Downtown Gateway Project. The Pawtucket Redevelopment Agency is currently evaluating three distinct proposals that have advanced to the final
round of review. DREAM Development has proposed a large-scale mixed-use district featuring over 800 residential units, more than 20 hotel rooms, retail spaces, entertainment venues, parking, and open riverfront areas. Bandar Development & Builders submitted a proposal that includes approximately 500 to 650 residential units, office spaces, retail, a hotel, a wellness facility, and a significant central public gathering space. The third proposal, from Olive Tree Development, LLB Architects, and Bentley Companies, emphasizes homeownership with around 150 to 155 residences and 10 commercial spaces. Pawtucket Mayor Don Grebien emphasized the deliberate nature of the process, highlighting the project as a 'once-in-a-generation opportunity' to enhance the city's downtown and waterfront district. The agency's goal is to select a partner that aligns with Pawtucket's long-term economic development objectives and community needs.
