What's Happening?
Cushman & Wakefield has announced the successful investment sale and acquisition financing of the Surfside Apartments, a coastal multifamily portfolio located in Jacksonville Beach, Florida. The portfolio, comprising 62 residential units and one commercial
space, was sold by Oso Capital to KABR Group. This transaction established new benchmarks for price-per-unit and cap rate within the Jacksonville market, setting records across Central and North Florida for deals completed since the Federal Reserve's initial rate hike in March 2022. William Bruce and Greg Rainey of Cushman & Wakefield represented Oso Capital in the sale, while Errol Blumer of Cushman & Wakefield's Equity, Debt & Structured Finance group, along with Donny Rosenberg and Jared Kaufman of Greystone, arranged the acquisition financing through a regional bank. The Surfside Apartments, built in 2014 and 2015, consist of three non-contiguous buildings situated east of A1A, close to the Atlantic Ocean, offering two- and three-bedroom residences with nine-foot ceilings and recently renovated units.
Why It's Important?
This record-setting transaction underscores the significant value investors are placing on high-quality coastal real estate in the U.S., particularly in markets with limited new construction opportunities like Jacksonville Beach. The deal's benchmark-setting price-per-unit and cap rate indicate a robust demand for multifamily properties, even in a rising interest rate environment. For KABR Group, the acquisition represents a strategic expansion into a desirable submarket, with Adam Altman, Co-Founder & President of KABR, highlighting the unique opportunity to own a coastal community. The scarcity of available land for large-scale multifamily development in the area makes properties like Surfside Apartments highly attractive, suggesting continued appreciation in value. This transaction also reflects the effectiveness of Cushman & Wakefield's market analysis, which demonstrated a clear path to rent growth and operational improvements, instilling confidence in prospective buyers regarding the property's near-term performance and long-term value.
What's Next?
KABR Group plans to integrate Surfside Apartments into its portfolio, focusing on leveraging the property's strengths and enhancing the resident experience. The successful closing of this deal, which marks Cushman & Wakefield's third in The Beaches submarket this year, suggests a continued strong interest and activity in coastal real estate investments in the region. The benchmarks set by this transaction could influence future pricing and investment strategies for similar properties in Central and North Florida. As limited land availability persists, the value of existing, well-located coastal assets is likely to remain high, potentially attracting further investment and development in the area, albeit with a focus on existing structures due to construction constraints.
Beyond the Headlines
The transaction highlights a broader trend of increasing investment in resilient coastal communities, driven by both lifestyle appeal and the scarcity of developable land. The premium paid for Surfside Apartments reflects not only its physical attributes but also its strategic location, which offers a unique blend of beachside living and investment security against future supply. This could lead to increased competition for similar properties and potentially drive up rental costs in these desirable areas, impacting affordability for residents. Furthermore, the success of this deal in a challenging economic climate, marked by rising interest rates, signals a strong underlying confidence in the long-term stability and growth potential of specific U.S. real estate markets, particularly those with unique geographical advantages and limited new supply.
