What's Happening?
Gaming and Leisure Properties, Inc. (GLPI) has announced a definitive agreement to form a joint venture with Prologis, Inc. to develop the former Hollywood Casino Joliet site. GLPI will contribute a 262-acre parcel located at 777 Hollywood Boulevard in Joliet,
Illinois, to the joint venture in three phases. Prologis will serve as the managing member and developer of the site. The plan, subject to review and approval by the City of Joliet, is to transform the land into a modern Class A warehouse and distribution park. This development is anticipated to comprise five building structures, totaling over 3.8 million square feet, and is projected to be completed over approximately five years. This marks GLPI's first joint venture and its initial investment outside the gaming sector, transitioning the former casino site, vacated in September 2025 by Penn Entertainment, Inc., into an industrial use complex within a key logistics corridor along Interstate 80.
Why It's Important?
This joint venture signifies a strategic diversification for Gaming and Leisure Properties, Inc., moving beyond its traditional focus on gaming real estate into the industrial and logistics sector. For Prologis, a leader in logistics real estate, this project expands its footprint in a critical U.S. logistics hub, leveraging the site's exceptional location and access. The development of a large-scale warehouse and distribution park is expected to significantly support the local economy in Joliet, Illinois, by creating new job opportunities and providing modern infrastructure for businesses. This initiative addresses the growing demand for logistics and distribution facilities, driven by e-commerce expansion and the need for more agile supply chains. The project's location along Interstate 80 positions it to become a vital component of national and regional supply networks, benefiting companies seeking efficient distribution channels.
What's Next?
The development of the former Hollywood Casino Joliet site will proceed in three phases over approximately five years, with Prologis holding options for the development of phases two and three. The project is contingent on review and approval by the City of Joliet, indicating upcoming engagements with local authorities and community stakeholders. Prologis and GLPI will work closely with the City of Joliet and the community throughout the development process. This collaboration will likely involve addressing zoning, environmental, and infrastructure considerations. The successful execution of this project could pave the way for similar diversification strategies by GLPI and further expansion of Prologis's logistics real estate portfolio in other strategic locations across the U.S., responding to evolving market demands for industrial space.
Beyond the Headlines
The transformation of a former casino site into a logistics park highlights a broader trend of land repurposing in the U.S., driven by shifts in economic activity and consumer behavior. As traditional industries like gaming face evolving market dynamics, underutilized properties are being re-evaluated for their potential in high-demand sectors such as e-commerce and logistics. This project also underscores the increasing importance of robust supply chain infrastructure for national economic resilience. The development of modern Class A facilities can attract new businesses and investment, fostering regional economic growth and potentially influencing land use policies in other areas with similar underutilized assets. Furthermore, the partnership between a gaming-focused REIT and a logistics real estate giant could set a precedent for innovative collaborations across different real estate sectors.
