What's Happening?
The Oxford Planning Commission has approved the site plan for Sullivan’s Grocery, a regional supermarket, to be located in Oxford Commons. This development marks a significant step forward for the highly anticipated grocery store project, which aims to serve
residents on the east side of Oxford. The proposed location is along Ed Perry Boulevard, situated between Summit Drive and Summit Way. The development will encompass a 40,100-square-foot grocery store and an additional 12,592-square-foot multi-tenant retail building, spanning approximately 5 acres. Sullivan’s Grocery is known for its fresh produce, meat, seafood, bakery items, and full-service deli, and is expected to act as a grocery anchor for the Summit area and surrounding neighborhoods. This project has seen a location change since its initial proposal, with an earlier site plan approved in 2024 for the Colonnade Crossing development off Highway 30, before Oxford Commons developer David Blackburn confirmed the new location in March.
Why It's Important?
The approval of Sullivan’s Grocery’s site plan is important for the Oxford community, particularly for residents on the east side who will gain a new, comprehensive supermarket. This development addresses a need for convenient access to fresh produce and other grocery items, potentially reducing travel times and increasing options for local shoppers. The inclusion of a multi-tenant retail building alongside the grocery store suggests a broader economic impact, fostering additional commercial activity and potentially creating new job opportunities in the area. As a regional supermarket, Sullivan’s Grocery’s presence can also stimulate competition among existing retailers, which could lead to improved services and pricing for consumers. The project's role as a 'grocery anchor' indicates its potential to attract further development and investment in the Summit area and its surrounding neighborhoods, contributing to the overall economic growth and vitality of Oxford.
What's Next?
Following the Oxford Planning Commission's approval of the site plan, the Sullivan’s Grocery project is now closer to its construction phase. The development plans include site improvements and a separate commercial building outparcel along Ed Perry Boulevard, with access points on Ed Perry Boulevard, Summit Drive, and Summit Way. The plans also detail the provision of 220 parking spaces, including seven accessible spaces, to accommodate future customers. While the site plan has been approved, no specific opening date for Sullivan’s Grocery was provided during the commission's presentation. The next steps will likely involve securing necessary permits, commencing construction, and eventually announcing a grand opening date. The community will be anticipating further updates on the project's timeline and the eventual availability of the new supermarket.
Beyond the Headlines
The approval of Sullivan’s Grocery in Oxford Commons reflects a broader trend of suburban development and the strategic placement of essential services to cater to growing populations. The shift in location from Colonnade Crossing to Oxford Commons highlights the dynamic nature of urban planning and commercial real estate, where developers adapt to market conditions and community needs. This project could also influence local infrastructure development, as increased traffic and population density may necessitate improvements to roads and public services in the area. Furthermore, the establishment of a new grocery anchor can reshape local consumption patterns and community gathering points, potentially fostering a stronger sense of local identity around the new commercial hub. The long-term success of Sullivan’s Grocery will depend on its ability to integrate with the existing community and meet the evolving demands of its customer base.
