A joint venture comprising Lincoln Property Company, Saber-Hightower, and Waterfall Asset Management has acquired a $450 million mixed-asset portfolio across New York, New Jersey, and Connecticut. The portfolio spans 4 million square feet of existing
properties and prime development sites over 300 acres. A key component of this acquisition is iPark 84 in East Fishkill, New York, a 270-acre business park with approximately 1.8 million square feet, originally built for IBM's flagship semiconductor manufacturing plant. This campus currently hosts diverse manufacturing tenants, including IBM and Samsung subsidiary eMagin, and has the capacity for over 1.5 million square feet of additional development. Other assets in the portfolio include Edgewater Harbor in Edgewater, NJ, a mixed-use community; a mixed-use center in Norwalk, CT, anchored by a Northwell Health medical outpatient complex; and Trilogy Lofts in Yonkers, NY, a transit-oriented multifamily community.
