Boomerang Industrial has commenced site work on the STX Frio cold storage warehouse in Schertz, Texas. This 325,274-square-foot facility is a joint venture with Marble Capital and is slated for completion in the fourth quarter of 2027. Located on a 25-acre
site near Interstate 35, the warehouse aims to serve the San Antonio and Austin markets, with additional access to Port Laredo for regional food distribution and cross-border freight movement. The facility is designed to support freezer and cooler storage, food processing, manufacturing, and distribution. It offers flexibility for single or multiple tenants and includes features such as a 50-foot clear-height warehouse, an 80-foot-deep cold dock, and 42 dock positions. The project responds to the growing demand for modern cold storage space in Central Texas, driven by significant population growth.
