What's Happening?
The Homewood Village Board has approved an ordinance to begin soliciting bids for the sale of a village-owned property located at 18157 Dixie Highway. This property, formerly the site of the resale shop Repeat Boutique, was purchased by the village in May
for $100,000 from Grand Prairie Services Integrated Health. The building has been vacant since 2024 and requires significant interior rehabilitation. The decision to sell the property is part of a broader strategy to encourage commercial redevelopment in the downtown area. The site is situated within the village’s B-2 Downtown Transition zoning district and is near several redevelopment projects, including the Homewood Brewing Company and the planned Tequila Raizes restaurant. The village plans to publish notices for competitive bids in a local newspaper over three consecutive weeks, with bids due by July 24 and scheduled to be opened during the July 28 board meeting.
Why It's Important?
The sale and redevelopment of the property at 18157 Dixie Highway are significant for Homewood's economic development. By transforming a vacant building into a commercial space, the village aims to increase property tax revenue and generate additional sales tax or places of eating tax revenue. This initiative aligns with Homewood's Downtown Transit-Oriented Development Plan, which seeks to enhance activity and improve the appearance of the Dixie Highway corridor. Successful redevelopment could attract more businesses and visitors to the area, boosting local commerce and potentially leading to further investments in the community. The competitive bidding process ensures transparency and could attract a range of proposals, maximizing the potential benefits for the village.
What's Next?
The village will proceed with advertising the bid opportunity through various channels, including its website and social media. Interested parties have until July 24 to submit their bids, which will be reviewed and opened at the July 28 board meeting. The outcome of this process will determine the future use of the property and its impact on the downtown area's redevelopment. Stakeholders, including local businesses and residents, will likely be keenly interested in the proposals and the potential changes they could bring to the community.
