What's Happening?
FOUND Hotels, located in Chicago's River North neighborhood, has been relaunched as part of the Series by Marriott brand following a comprehensive property refresh. This transformation is part of a strategic partnership between Hawkins Way Capital and Marriott International,
initiated in September 2025, to convert a portfolio of FOUND Hotels into Series by Marriott properties. The Chicago hotel has undergone significant updates, including enhanced guestrooms, updated case goods in full and queen rooms, refreshed public spaces, and the introduction of new design elements. Additionally, the hotel has launched a new coffee concept, 'Lost & FOUND,' available to guests daily. Managed by FCL Management, a third-party property manager specializing in boutique and flagged hotels, the Series by Marriott pipeline is set to expand across major U.S. markets, including San Francisco and San Diego.
Why It's Important?
The integration of FOUND Hotels into the Series by Marriott brand signifies a strategic expansion of Marriott's boutique hotel offerings in key U.S. markets. This move is expected to enhance Marriott's competitive edge in the hospitality industry by catering to travelers seeking unique and personalized experiences. The refresh and rebranding of the Chicago property, along with the planned expansion to other major cities, highlight Marriott's commitment to diversifying its portfolio and capturing a larger share of the boutique hotel market. This development could potentially increase Marriott's market presence and attract a broader customer base, benefiting both the company and its stakeholders.
What's Next?
As FOUND Hotels, Chicago, debuts new co-working, meeting, and gym spaces, it is poised to attract a diverse clientele, including business travelers and remote workers. The 24/7 accessible co-working space is particularly appealing in the current work-from-anywhere trend. The expansion of the Series by Marriott brand to other major U.S. cities like San Francisco and San Diego is anticipated to follow, further solidifying Marriott's footprint in the boutique hotel sector. Stakeholders, including investors and local tourism boards, will likely monitor the success of these expansions closely.
