What's Happening?
Peachtree Group has successfully originated a $150 million bridge loan to refinance a four-hotel portfolio located in Flamingo Crossings Town Center, adjacent to Walt Disney World Resort in Winter Garden, Florida. The portfolio, owned by Doradus Partners,
comprises 997 rooms across four properties: a Residence Inn by Marriott, a Fairfield by Marriott Inn & Suites, a Home2 Suites by Hilton, and a Homewood Suites by Hilton. This financing replaces existing debt on the portfolio and was arranged by JLL, with Peachtree Group closing the transaction in under 45 days. The hotels, developed in 2020 and 2021, maintain a high occupancy rate of nearly 89% and are designated as Walt Disney World Gateway Hotels, offering guests exclusive services and transportation to the parks.
Why It's Important?
This transaction is significant as it represents the largest senior bridge loan originated by Peachtree Group to date, highlighting the company's growing influence in the hotel financing sector. The refinancing of these properties ensures continued financial stability and operational efficiency, benefiting both the hotel owners and the surrounding community. The strategic location of these hotels near Walt Disney World, a major tourist destination, underscores the importance of maintaining high-quality accommodations to support the influx of visitors. Additionally, the partnership between Peachtree Group and Doradus Partners reflects a strong collaborative effort in the hospitality industry, potentially setting a precedent for future financing deals.
What's Next?
The successful refinancing of this hotel portfolio may lead to further investment opportunities in the Flamingo Crossings Town Center area, potentially attracting more businesses and enhancing the local economy. As Peachtree Group continues to expand its lending platform, it may explore additional financing options for similar projects, thereby strengthening its position in the hospitality financing market. The ongoing collaboration with Doradus Partners could also pave the way for future joint ventures, further solidifying their partnership.
