What's Happening?
JLL Capital Markets has successfully arranged the $9.6 million sale of Brewer Crossing, a 119,180-square-foot neighborhood shopping center located at 2690 Peters Creek Parkway in Winston-Salem, North Carolina. JLL represented the sellers, a partnership
between the Rosen and Leverton families, in the transaction. The buyer of the retail asset is Granite Canyon Partners. Brewer Crossing, originally constructed in 1978 on a 15.34-acre site, boasts a 98% occupancy rate and features a diverse tenant mix including Gabriel Bros, Planet Fitness, CVS/Oak Street, Harbor Freight Tools, Shoe Show, and Marc Raye Dynasty Barber Studio. The sale also included a newly built Sheetz convenience store and fueling station on an outparcel with approximately 13 years remaining on its lease.
Why It's Important?
This transaction highlights the continued investor interest in resilient neighborhood retail centers, particularly those with value-add potential. The high occupancy rate and diverse tenant base of Brewer Crossing underscore the stability and attractiveness of well-located retail properties in established markets. The inclusion of a long-term leased Sheetz outparcel further enhances the asset's appeal by providing a reliable income stream. For Granite Canyon Partners, the acquisition offers significant value-creation opportunities through future mark-to-market rental increases, as current shop spaces are reportedly leasing below market rates. This sale reflects a broader trend of investors seeking assets that can generate stable cash flows and offer upside potential through strategic management and rental adjustments in the U.S. commercial real estate market.
What's Next?
Granite Canyon Partners is expected to focus on maximizing the value of Brewer Crossing through rental adjustments as existing leases roll over. The strategic location of the center on Peters Creek Parkway, a major regional thoroughfare, and its proximity to Interstate 40 and downtown Winston-Salem, positions it for continued strong performance. The surrounding area's robust economic base, supported by a significant student population from institutions like Wake Forest University and Winston-Salem State University, and major healthcare employers such as Atrium Health Wake Forest Baptist, will likely contribute to sustained consumer traffic and demand for retail services. JLL Capital Markets, with its extensive network and expertise, will continue to facilitate similar transactions, connecting sellers with buyers seeking strategic real estate investments across various property types.
Beyond the Headlines
The sale of Brewer Crossing underscores the enduring appeal of brick-and-mortar retail in certain markets, particularly neighborhood centers that cater to daily needs and services. Despite the rise of e-commerce, well-located and diversified retail properties continue to attract investment due to their essential role in local communities. The ability to achieve value creation through rental increases in below-market leases highlights the importance of diligent market analysis and asset management in real estate investment. This transaction also reflects the ongoing confidence of investors in the economic vitality of regions like Winston-Salem, where a strong educational and healthcare infrastructure provides a stable foundation for commercial activity.
