What's Happening?
StreetLevel Investments has provided an update on the Village at Gateway, a 152-acre mixed-use development in Forney, Texas, located approximately 25 miles east of Dallas. This development, one of the largest new retail projects in Texas, is welcoming
a host of new tenants. Phase I of the project will feature 750,000 square feet of retail, entertainment, and restaurants. Recent anchor openings include a 148,900-square-foot Target store in July, a 135,000-square-foot Home Depot in November, a 139,000-square-foot H-E-B in February, and a 107,000-square-foot BJ’s Wholesale in April. Other new tenants include Five Below, Burlington, Ross, Rack Room, Pacific Dental, James Avery, Bath & Body Works, America’s Best, and Hand & Stone. Future tenants are set to include Dick’s Sporting Goods and EVO Entertainment. The project is part of the larger 2,000-acre Gateway master-planned development, with a 50-acre medical campus by Texas Health Resources also under construction nearby.
Why It's Important?
This massive retail development signifies significant economic growth and investment in the Dallas-Fort Worth metroplex, particularly in Forney, which has seen its population more than double over the past decade. The influx of major retailers and entertainment options addresses a long-standing need for convenient, high-quality retail and dining in a rapidly expanding community. This development creates numerous jobs, boosts local tax revenues, and enhances the quality of life for residents by providing diverse shopping and entertainment choices. For businesses, it represents a strategic expansion into a growing market, indicating confidence in the region's economic vitality. The inclusion of a medical campus further solidifies the area as a comprehensive hub, attracting more residents and businesses, and contributing to the overall economic landscape of North Texas.
What's Next?
The Village at Gateway is set to continue its phased development, with future plans including an additional 120,000 square feet of retail, service, and restaurants, along with nine outparcels and future multi-family residential units. The ongoing construction of Texas Health Resources’ 50-acre medical campus adjacent to the development will further integrate healthcare services into the community, creating a more holistic living and working environment. The continued opening of new tenants, such as Dick’s Sporting Goods and EVO Entertainment, will further diversify the offerings and attract more visitors to the area. The success of this development could serve as a model for similar large-scale mixed-use projects in other fast-growing suburban areas across Texas and the U.S., demonstrating the potential for significant economic impact through strategic retail and community planning.
Beyond the Headlines
The development of Village at Gateway highlights a broader trend of suburban growth and the creation of self-sustaining communities outside major urban centers. As populations shift, developers are increasingly focusing on mixed-use projects that combine retail, residential, and even healthcare facilities to meet diverse community needs. This approach not only provides convenience for residents but also fosters a sense of local identity and reduces reliance on commuting to central business districts. The project's success in attracting major national retailers and entertainment venues underscores the economic power of these burgeoning suburban markets. Furthermore, the transformation of former industrial sites, such as the former Texas Instruments campus in Stafford (The Grid), into vibrant mixed-use developments, demonstrates a sustainable approach to urban planning, repurposing existing land for new economic opportunities and community benefits.
