What's Happening?
The White Plains Common Council has unanimously voted to amend the city's zoning ordinance, allowing 275 Main Street Associates LP to convert the lower level of a vacant building, previously occupied by Walmart and Burlington Coat Factory, into a self-storage
facility. The project involves renovating approximately 90,000 square feet of the building's lower level, with access via the existing parking structure driveway. The zoning change mandates that self-storage facilities in the downtown area be below grade, on a site of at least two acres, and have access to a county or state roadway. A public hearing is scheduled for September 8 to discuss further renovation plans.
Why It's Important?
This zoning change reflects a broader trend of repurposing vacant retail spaces to meet current market demands. By converting the former retail space into a self-storage facility, the city addresses the growing need for storage solutions in urban areas, driven by increased residential development and limited space. This move also revitalizes a vacant property, potentially boosting local economic activity and property values. The decision highlights the importance of adaptive reuse in urban planning, offering a sustainable solution to the challenges posed by vacant commercial properties.
What's Next?
The upcoming public hearing will provide an opportunity for community input on the proposed renovations and additional uses for the building, such as commercial recreation operations. The project may also include a health club and other recreational facilities, further diversifying the building's use. As the city continues to adapt its zoning laws to accommodate changing market needs, similar projects may emerge, contributing to the revitalization of downtown White Plains.
