What's Happening?
Demolition is underway at a portion of Southridge Mall in Greendale, Wisconsin, to make way for a new mixed-use development. This follows a protracted legal battle and foreclosure proceedings against the mall's majority owner, Simon Property Group. In
December 2020, a foreclosure lawsuit was filed against Simon Property Group due to $121.3 million in unpaid debt and interest fees related to the mall. The 14.8-acre former Boston Store building, which had been vacant since 2018, was sold for $3.3 million to Milwaukee-based real estate company Barrett Lo Visionary Development. While developers initially planned to demolish the entire two-story building, approximately 25,000 square feet will be retained because it shares walls with currently operating indoor retail spaces. The Southridge Mall, which opened in 1970, has seen several major tenants depart over the years, including Boston Store, Sears, and Kohl's, though anchors like Macy's, JCPenney, TJ Maxx, and Dick's Sporting Goods continue to operate.
Why It's Important?
This development highlights the ongoing transformation and challenges within the U.S. retail real estate sector, particularly for traditional enclosed malls. The foreclosure and subsequent redevelopment of a significant portion of Southridge Mall underscore the financial pressures faced by large commercial real estate companies like Simon Property Group when properties struggle with tenant vacancies and debt. The shift from a traditional department store anchor to a mixed-use project featuring apartments and new retail space reflects a broader trend in urban planning and retail strategy, aiming to create more vibrant, multi-functional community hubs. This transition can impact local economies by altering employment opportunities, property values, and the types of businesses that thrive in these redeveloped areas. For investors, such events signal the need for adaptability and strategic repositioning within real estate portfolios, as the viability of older retail models continues to be tested.
What's Next?
Demolition of the former Boston Store site is scheduled to commence this month. Construction on the replacement $100 million mixed-use community, named 'Verdell on the Green,' is slated to begin by May 2027. This new development will feature over 700 upscale market-rate apartments, 20,000 square feet of new retail space, and 15,000 square feet of public green space. The successful sale of Southridge Mall, which received court approval on October 6, clears the path for the accelerated progress of the Verdell on the Green project. This initiative is expected to revitalize the area, attracting new residents and businesses, and potentially setting a precedent for similar redevelopments of struggling mall properties across the country.
Beyond the Headlines
The redevelopment of Southridge Mall represents a significant shift in how commercial real estate assets are valued and utilized in the U.S. It reflects a broader societal move away from single-purpose retail centers towards integrated, mixed-use environments that combine living, shopping, and leisure. This trend is driven by changing consumer habits, the rise of e-commerce, and a desire for more walkable, community-oriented spaces. The legal complexities and foreclosure battle faced by Simon Property Group also shed light on the financial vulnerabilities within the commercial real estate sector, particularly for properties that fail to adapt to these evolving market demands. The 'Verdell on the Green' project exemplifies a strategic response to these challenges, aiming to create sustainable value by diversifying revenue streams and enhancing community appeal, thereby transforming a declining retail space into a modern urban village.
