What's Happening?
Winrock, an uptown shopping center, is undergoing a significant redevelopment, transforming from a former indoor mall into a mixed-use town center. The property, acquired by Goodman Realty Group in 2007, has reached over 90% occupancy with 57 tenants,
a substantial increase from the seven tenants it had outside the mall previously. The redevelopment includes the creation of Winrock Park, a 2-acre space featuring a pond, children's play area, amphitheater, and food truck park, which has been a key catalyst for attracting new local and national businesses. Several new tenants, including Taiwanese chain 85°C Bakery Cafe, are establishing their first New Mexico locations at Winrock. Future plans involve opening a sports bar called The Boathouse, demolishing Winrock Loop to construct a new road leading to a food hall and office building, and breaking ground on a hotel with condominiums. The project, initially envisioned to be completed in five to seven years, has taken nearly two decades due to challenges such as the 2008 financial recession and the COVID-19 pandemic.

This reconfiguration will also create additional pad space for one to two new buildings, potentially restaurants, north of BJ’s Restaurant and Brewhouse. Within the next two and a half years, the group aims to break ground on a hotel that will also feature condominiums west of Winrock Park. While some timelines remain flexible, the Goodman team is committed to completing these projects, indicating continued growth and evolution for the Winrock Town Center.
