What's Happening?
Zillow has identified over 300,000 empty lots for sale across the U.S. as a potential solution to the national housing shortage. These lots, each five acres or fewer, represent 17.4% of all for-sale listings on Zillow. Building homes on these lots could
reduce the housing deficit from 4.7 million to 4.44 million homes, a 6.3% decline. The typical lot is 0.57 acres with a median price of $79,000, and many could support multiple homes. Zillow suggests that expanding access to manufactured homes and loosening zoning rules could further address the shortage. The company is also involved in a federal initiative to increase access to small-dollar housing loans in rural areas.
Why It's Important?
The identification of empty lots as a solution to the housing shortage is significant as it offers a tangible way to address a long-standing issue affecting millions of Americans. By utilizing these lots, the housing market could see increased supply, potentially stabilizing prices and making homeownership more accessible. This approach also highlights the importance of policy changes, such as zoning reform and financing options, in facilitating construction and development. The focus on rural areas and manufactured homes suggests a shift towards more affordable and efficient housing solutions, which could have lasting impacts on the housing market and economic stability.
