What's Happening?
IHG Hotels & Resorts has announced the signing of Holiday Inn Express Reykjavik – Valhöll, marking its second property in Iceland. This development strengthens IHG's Nordic portfolio and builds on its growing partnership with ALVA Capital. The 90-room
hotel is expected to open in the second half of 2027 and will be located at Háaleitisbraut 1 in Reykjavik, offering strong visibility from the main airport route. The hotel will feature the brand’s latest Generation 5 (Gen 5) design, which aims to create flexible, experiential environments for travelers. This signing is part of a broader development agreement between IHG and ALVA Capital, signed in 2025, with plans to develop up to 500 rooms across Reykjavik and the wider Icelandic market. The first property under this partnership, Candlewood Suites Reykjavik, is already open.
Why It's Important?
This expansion signifies a growing interest from major international hotel chains in the Icelandic market, particularly Reykjavik. For U.S. travelers, the introduction of a familiar brand like Holiday Inn Express provides a consistent and straightforward experience, potentially increasing tourism from the United States. The strategic location of the new hotel, with strong visibility from the airport route and proximity to key landmarks, aims to cater to both international and domestic travelers. The partnership between IHG and ALVA Capital to develop up to 500 rooms indicates a significant investment in Iceland's hospitality infrastructure, which could lead to increased competition, potentially benefiting consumers through improved services and more diverse accommodation options. This development also reflects confidence in the long-term growth of Iceland's tourism sector.
What's Next?
The Holiday Inn Express Reykjavik – Valhöll is anticipated to open in the second half of 2027. Following this, IHG and ALVA Capital will continue to work towards their shared ambition of developing up to 500 rooms across Reykjavik and the wider Icelandic market, as outlined in their 2025 development agreement. This suggests that more IHG-branded properties could be in the pipeline for Iceland. The success of this new Holiday Inn Express and the existing Candlewood Suites will likely influence future investment decisions and the pace of further development. The expansion could also prompt other international hotel brands to consider or increase their presence in Iceland, further diversifying the hospitality landscape.
Beyond the Headlines
The increasing presence of international hotel brands like IHG in Reykjavik highlights a broader trend of globalization in the tourism industry. While offering familiar comforts to international visitors, this expansion also raises questions about the potential impact on local businesses and the unique character of Icelandic hospitality. The development of new, modern hotels with 'Generation 5' designs could influence architectural trends and urban planning in Reykjavik. Furthermore, the focus on attracting international travelers, particularly from key markets like the United States and the UK, underscores Iceland's growing appeal as a global tourist destination. This influx of tourism and investment could lead to economic growth but also presents challenges related to infrastructure, environmental sustainability, and preserving local culture.
