What's Happening?
Global law firm Hogan Lovells Cadwalader has provided legal counsel to Civitas Capital Group for a significant $386 million construction loan. This financing is directed towards property developers Flag Luxury Group and Unicorp National Developments,
Inc., for the construction of a new InterContinental hotel in Orlando, Florida. The advisory team from Hogan Lovells Cadwalader was led by real estate partner Lea Ann Fowler and senior associate Blake Soper, with additional support from various real estate and restructuring specialists. The new luxury hotel, featuring 700 rooms, multiple food and beverage outlets, extensive meeting spaces, a spa, pool, fitness center, and a six-level parking garage, will be located at 8001 International Drive, strategically close to major attractions like Universal Epic Universe, Walt Disney World, and Universal Orlando. Site work has already commenced, with vertical construction anticipated to begin in the first quarter of 2027 and completion projected for the third quarter of 2029. Florida-based FINFROCK has been appointed as the general contractor for the project.
Why It's Important?
This substantial construction loan underscores the continued robust investment in the U.S. hospitality sector, particularly in high-tourism areas like Orlando. The development of a new luxury InterContinental hotel signifies confidence in the long-term growth of the region's tourism industry, which is a critical economic driver for Florida. For Civitas Capital Group, a prominent EB-5 regional center operator and real estate capital partner, this transaction highlights its capacity to provide creative capital solutions for large-scale hospitality developments. The project is expected to generate significant economic activity through job creation during construction and ongoing operations, benefiting local businesses and the broader Orlando economy. The involvement of a global law firm like Hogan Lovells Cadwalader in facilitating such a large-scale transaction also reflects the complexity and legal expertise required for major real estate development financing in the current market.
What's Next?
With site work already underway, the next phase involves the commencement of vertical construction in the first quarter of 2027. The project is slated for completion in the third quarter of 2029, after which the new InterContinental hotel will open its doors to guests. This will introduce a significant new luxury accommodation option to the Orlando market, intensifying competition among existing hotels and potentially attracting a higher volume of tourists. The successful execution of this project could also pave the way for further large-scale hospitality investments in the region, as developers and investors observe the performance of this new venture. Civitas Capital Group's continued focus on the hospitality sector suggests that similar financing deals for other major developments may follow, further shaping the landscape of U.S. tourism infrastructure.
Beyond the Headlines
The financing structure, involving Civitas Capital Group as an EB-5 regional center operator, points to the role of international investment in fueling major U.S. real estate projects. The EB-5 program, which allows foreign investors to obtain green cards in exchange for investing in job-creating U.S. businesses, provides a unique capital source for developments that might otherwise face funding challenges. This project's success could reinforce the viability of the EB-5 program for large-scale hospitality and infrastructure developments, particularly in regions with strong market fundamentals. Furthermore, the strategic location of the hotel near major theme parks highlights a broader trend of integrating luxury accommodations with entertainment destinations, catering to a growing demand for premium experiences among tourists. This integration can create synergistic benefits, enhancing the overall appeal of Orlando as a global tourist hub.
