What's Happening?
CBRE has announced the completion of a $15.5 million sale of a Class-A manufacturing and industrial outdoor storage (IOS) facility located at 125 Summit Park Drive in Salisbury. The 81,225-square-foot property was acquired by RJ Properties. The facility,
developed by Beacon Partners in 2025, is a mission-critical asset for AMREP, a leading U.S. manufacturer of refuse collection equipment. The sale was facilitated by CBRE's team, including Robert Hardaway, Patrick Gildea, and Matt Smith, who represented the seller, Beacon Partners. The buyer, RJ Properties, was represented by CBRE's Gary Stache. The facility is strategically located in Rowan County, approximately 30 minutes north of Charlotte, and is part of the I-85 Super Region megacorridor, which is known for its robust industrial market.
Why It's Important?
This transaction highlights the strong investor demand for high-quality industrial properties, particularly those with institutional-grade construction and mission-critical uses. The facility's location in Rowan County, a burgeoning industrial market in the Southeast, offers significant advantages such as access to a large labor pool and multimodal transportation infrastructure. The sale underscores the region's attractiveness to advanced manufacturing investments, contributing to the area's economic growth. According to CBRE Research, the Charlotte industrial market has seen substantial activity, with 3.18 million square feet of net absorption year-to-date through the second quarter of 2026, and a declining vacancy rate of 7.1%. Rowan County has played a significant role in this growth, with over 1 million square feet of net absorption in the first half of the year.
What's Next?
The successful sale of the AMREP facility may encourage further investment in the Rowan County area, as the region continues to develop as a key industrial hub. Investors and developers might look to capitalize on the area's pro-business environment and strategic location along the I-85 corridor. Additionally, the demand for similar high-quality industrial properties is likely to persist, potentially leading to more transactions in the near future. Stakeholders in the industrial real estate market will be closely monitoring the region for further opportunities.
