What's Happening?
Brook Farm Group has successfully refinanced The Sinclair at Callaway Farm, a 388-unit Class A multifamily community located in Covington, Georgia. The refinancing, amounting to $73 million, was facilitated by Prime Finance and replaces the initial construction
loan and preferred equity investment from the project's inception in 2023. The Sinclair, completed in the second quarter of 2025, features luxury amenities such as a 9,000-square-foot clubhouse, a resort-style pool, and a two-story gym. The development is strategically positioned to benefit from the growing demand for Class A properties in the Covington submarket, driven by significant business investments and population growth. The community is adjacent to the Covington Town Center mixed-use development and is designed to integrate with its natural surroundings.
Why It's Important?
The refinancing of The Sinclair at Callaway Farm underscores the strong demand for high-quality multifamily housing in the Covington area, which is experiencing rapid economic and population growth. This development is strategically located along the I-20 growth corridor, benefiting from nearby business expansions, including Rivian's $5 billion EV manufacturing facility. The successful refinancing reflects lender confidence in both the asset's quality and the market's potential, highlighting the area's attractiveness for real estate investment. This move by Brook Farm Group not only strengthens its financial position but also sets a precedent for future developments in similar high-growth submarkets.
What's Next?
Brook Farm Group plans to continue its expansion in the Southeast, with five additional multifamily developments underway in Georgia and Florida. The company aims to capitalize on the region's economic growth and increasing demand for luxury housing. As the Covington area continues to attract major employers and investments, The Sinclair is well-positioned to capture a significant share of the housing market. The ongoing development of the Covington Town Center and other local projects will likely enhance the area's appeal, potentially leading to further real estate opportunities.
