What's Happening?
Greystar has submitted development plans for a new gated apartment community, 'Lakeshore at Sand Lake,' in southwest Orange County, Florida. The project, if approved, will feature four five-story buildings with a total of 377 apartments on a nearly 18-acre
developable site. The complex will offer 213 studios or one-bedroom units and 164 units with two or more bedrooms, with the smallest apartment being 730 square feet. Amenities are set to include a clubhouse, fitness center, swimming pool, dog park, and a pedestrian bridge connecting to a recreation area near Big Sand Lake. This development is part of a broader shift towards residential construction in the Sand Lake Groves planned development, an area previously designated primarily for hotels, timeshares, and retail. Greystar is currently under contract to acquire the 60-acre site, with over two-thirds of the acreage consisting of water or wetlands, from Se’Belle Smith Dymmek and Smith Dymmek LLC.
Why It's Important?
This proposed development signifies a continued transformation of land use in Orange County, moving away from traditional tourism-focused establishments towards residential communities. The shift reflects evolving market demands and potentially a long-term strategy to diversify the region's economic and housing landscape. The influx of hundreds of new apartment units could impact local housing availability and rental prices, offering more options for residents but also potentially increasing competition for existing housing. The project's amenities, such as co-working spaces and fitness centers, cater to modern living preferences, indicating a focus on attracting a demographic seeking convenience and lifestyle benefits. The prohibition of motorized watercraft on Big Sand Lake, a pre-existing county condition, highlights environmental considerations and the balance between development and natural resource preservation.
What's Next?
Greystar's development plans for Lakeshore at Sand Lake are currently under review, with no immediate construction start or completion dates announced. The project's approval will depend on the county's assessment of the submitted plans and adherence to local regulations. If approved, the construction will further contribute to the growing cluster of apartment communities in the area, including Unicorp's Glasshouse and PAC Land Development's planned community. The success of this project could encourage further residential development in the Sand Lake Groves area, continuing the trend of converting land from commercial to residential use. Future developments will likely continue to emphasize amenities and diverse unit sizes to meet varied housing needs in the region.
Beyond the Headlines
The ongoing conversion of land in Orange County from commercial to residential use, as exemplified by the Lakeshore at Sand Lake project, points to a broader re-evaluation of urban planning and development strategies in areas traditionally dominated by tourism. This shift could lead to a more balanced and resilient local economy, less reliant on a single industry. However, it also raises questions about infrastructure capacity, traffic management, and the long-term impact on the character of these communities. The emphasis on amenities like dog parks and co-working spaces reflects changing societal priorities, where convenience, community, and work-life integration are increasingly valued in residential choices. This trend could influence future urban planning to prioritize mixed-use developments that cater to a more holistic lifestyle.
