AIE Partners, a commercial real estate firm specializing in self-storage, industrial, and mixed-use assets, is developing a three-story, 106,410-square-foot self-storage facility at 2771 Crossroads Blvd. in Grand Junction, Colorado. The project, named
Crossroads Self Storage, is situated on 2.35 acres between the Rocky Mountain Health Plans building and the La Quinta Inn & Suites by Wyndham. AIE Grand Junction LLC, a subsidiary of AIE Partners, acquired the property on July 29 for $725,000. The project's valuation is listed at nearly $6.3 million, with ARCO/Murray National serving as the general contractor. Ross Claiborne, a partner at AIE Partners, stated that the facility will be a Class A, climate-controlled self-storage operation, with all units offering climate control. Go Store It, a national operator, will manage the facility, employing regional and local managers. AIE Partners anticipates the facility will be operational by late summer 2027, and Claiborne commended the City of Grand Junction for its cooperative process.
