What's Happening?
Highgate and Eternam have jointly acquired the 191-key Zafolia Hotel in Athens, an independent hotel located in downtown Athens. This transaction marks Highgate's initial investment in Greece, signaling its expansion into Southern Europe, where it already
holds a portfolio in Portugal and is actively seeking further opportunities in urban hotels and destination resorts. For Eternam, this acquisition represents the second completed investment for its Alcyon Hospitality Europe fund, which previously acquired the Hilton Garden Inn Rome Claridge in July. The Alcyon Hospitality Europe fund aims to deploy approximately €60 million in equity over the next 18 months. The Zafolia Hotel, which has been family-owned and operated for nearly four decades, features a seasonal rooftop pool and garden and holds a Green Key international environmental certification. Highgate and Eternam plan to reinvest in the property, including comprehensive renovations to all guestrooms and public spaces.
Why It's Important?
This acquisition reflects a growing global investor interest in centrally located Greek hospitality assets, driven by strong tourism demand. For U.S.-based Highgate, a prominent real estate investment and hospitality management company, this move diversifies its international portfolio and strengthens its footprint in key European markets. The investment in Athens, a city experiencing a resurgence in tourism, positions Highgate to capitalize on the region's economic recovery and increasing travel. The planned renovations to the Zafolia Hotel indicate a commitment to enhancing the guest experience and potentially increasing the property's value, which could set a precedent for future hospitality investments in the area. This trend of U.S. companies investing in European hospitality can lead to increased competition, higher service standards, and potentially influence local real estate markets and employment opportunities in the tourism sector.
What's Next?
Highgate and Eternam will proceed with significant reinvestment in the Zafolia Hotel, focusing on renovating all guestrooms and public spaces. These upgrades are expected to modernize the property and enhance its appeal to both domestic and international travelers. The success of this venture in Athens could influence Highgate's future investment decisions in Southern Europe, potentially leading to further acquisitions and development projects in the region. Eternam's Alcyon Hospitality Europe fund will continue its strategy of deploying equity in the European hospitality sector, with approximately €60 million earmarked for investments over the next 18 months. The broader Greek hospitality market will likely see continued interest from international investors, potentially leading to more mergers, acquisitions, and new hotel developments as tourism demand remains robust.
Beyond the Headlines
The acquisition of the Zafolia Hotel by Highgate and Eternam underscores the resilience and attractiveness of the hospitality sector in established tourist destinations, even amidst global economic fluctuations. The emphasis on renovating an existing, family-owned property rather than new construction highlights a strategy of value creation through modernization and repositioning. The hotel's Green Key certification also points to a growing awareness and demand for sustainable practices in the tourism industry, which could become a more significant factor in investment decisions. This trend suggests that future hospitality investments may increasingly prioritize properties that can be upgraded to meet contemporary traveler expectations for both luxury and environmental responsibility, potentially influencing design, operational, and marketing strategies across the industry.
