real estate investment firm M Group, in collaboration with Chicago-based RUME Capital, for approximately $32.4 million. Fox Run Apartments, constructed in 1973, consists of four buildings offering one-, two-, and three-bedroom units. The community features amenities such as a pool, picnic and grilling areas, package lockers, laundry facilities, and off-street parking. With current average monthly asking rents at $1,703, Eastham Capital identifies this acquisition as a value-add opportunity. The business plan for the property includes upgrades to approximately 80 apartments, which will involve adding in-unit laundry facilities and updating flooring. Additionally, enhancements are planned for the exterior, amenities, parking areas, landscaping, signage, and security systems.
