What's Happening?
Planet Fitness has finalized a lease for a 16,000-square-foot space at the Twin City Shopping Center in Jersey City. This agreement brings the 95,000-square-foot, grocery-anchored property to full occupancy. The new gym will be located at the intersection
of Garfield Avenue/Broadway and 53rd Street, situated on the border of Jersey City and Bayonne. Levin Management Corp., the leasing and managing agent for the center, arranged the lease, with E.J. Moawad representing the property ownership and Jack Chera of RIPCO Real Estate LLC representing Planet Fitness. This addition follows other recent leasing activities at the Twin City Shopping Center, including PB Club, Catch Air, and Sakura Teriyaki. The shopping center has also undergone physical upgrades, such as façade and stonework improvements, new LED lighting, and Tesla EV chargers. Existing tenants include Aqui Market, Wendy's, Taco Bell, Popeyes Louisiana Kitchen, and Dunkin'.
Why It's Important?
The new Planet Fitness location is a significant development for the Twin City Shopping Center, achieving full occupancy and enhancing its tenant mix with an established operator. This move reflects a broader strategy by Levin Management Corp. to integrate community-serving businesses into its properties, recognizing fitness concepts as key traffic drivers for shopping centers. For residents in Jersey City and Bayonne, the new gym provides an accessible and affordable fitness option, potentially increasing foot traffic and economic activity in the area. The full occupancy of the shopping center indicates a healthy commercial real estate market in this specific region, suggesting strong consumer demand and investor confidence. The inclusion of a major fitness chain alongside other new businesses like an indoor pickleball facility and a children's play concept diversifies the center's offerings, making it a more comprehensive destination for local families and individuals.
What's Next?
The new Planet Fitness location is expected to open, providing fitness services to the Jersey City and Bayonne communities. Levin Management Corp. will likely continue its strategy of attracting established operators and community-serving uses to its other properties, given the success at Twin City Shopping Center. The firm has a history of securing Planet Fitness leases across its New Jersey portfolio, indicating a continued partnership with the fitness brand. The success of this fully occupied shopping center may encourage further investment and development in similar retail properties in the region. Additionally, the increased foot traffic generated by Planet Fitness and other new tenants could lead to a positive ripple effect for existing businesses within the Twin City Shopping Center, potentially boosting their sales and customer engagement.
Beyond the Headlines
The leasing of a large space by Planet Fitness at Twin City Shopping Center highlights a broader trend in retail real estate where traditional shopping centers are evolving to include experiential and service-oriented businesses. As e-commerce continues to impact brick-and-mortar retail, landlords are increasingly focusing on tenants that offer services or experiences that cannot be replicated online, such as fitness centers, entertainment venues, and diverse dining options. This shift helps create vibrant community hubs that draw consistent foot traffic, ensuring the long-term viability of these properties. The emphasis on 'community-serving uses' also reflects a growing understanding that successful retail spaces must cater to the daily needs and lifestyle preferences of local residents, moving beyond purely transactional shopping experiences to foster a sense of place and convenience.
