What's Happening?
The National Association of Realtors (NAR) has launched a new Commercial Real Estate Demand Index. This index aims to provide a comprehensive view of commercial real estate demand by analyzing local economic conditions that precede traditional market
indicators like vacancy rates, rents, or leasing activity. The index is built from publicly available government data, updated quarterly, and includes employment data from the Bureau of Labor Statistics across various sectors such as professional and business services, manufacturing, transportation and warehousing, retail trade, and leisure and hospitality. It also incorporates population growth and net migration data from the U.S. Census Bureau’s Population Estimates Program. Each driver is scored relative to the average of 306 metro areas and combined into four property-type sub-indices: Office (22%), Industrial (28%), Retail (22%), and Multifamily (28%). The overall index is rescaled so that 100 represents the average metro, with scores above 100 indicating stronger demand drivers and scores below 100 indicating weaker relative momentum.
