What's Happening?
AIE Grand Junction LLC, a subsidiary of AIE Partners, is developing a three-story, 106,410-square-foot self-storage facility named Crossroads Self Storage at 2771 Crossroads Blvd in Grand Junction, Colorado. The property, a 2.35-acre site located between
the Rocky Mountain Health Plans building and a La Quinta Inn & Suites, was acquired by AIE Grand Junction LLC on July 29 for $725,000. Ross Claiborne, a partner at AIE Partners, stated that the facility will be a 'Class A, climate-controlled' operation, with all units offering climate control. The project, valued at $6,274,997.70 according to a Mesa County building permit approved on July 17, will be managed by the national operator Go Store It. ARCO/Murray National is listed as the general contractor, with GMA Architects, Tiger Electric, and Amico Plumbing and Mechanical also involved.
Why It's Important?
This development signifies a significant investment in Grand Junction's commercial real estate sector, particularly in the self-storage market. The emphasis on climate-controlled units addresses a specific market need, as AIE Partners identified the area as underserved in this segment. The project's scale and the involvement of a national operator like Go Store It suggest confidence in the region's economic growth and demand for storage solutions. For residents and businesses in Grand Junction, the new facility will provide modern, secure, and climate-controlled storage options, which can be crucial for preserving sensitive items. The construction also generates local employment opportunities and contributes to the local economy through permits, labor, and material procurement. AIE Partners' positive experience with the City of Grand Junction's permitting process could encourage further commercial development in the area.
What's Next?
AIE Partners aims to have the Crossroads Self Storage facility open by late summer 2027. Construction is already underway, with a large concrete pad poured and framing initiated. The project will proceed through various construction phases, including the erection of the three-story structure, installation of climate control systems, and interior fit-out of the storage units. Go Store It will then take over management, likely hiring regional and local managers to oversee operations. The success of this facility could influence future self-storage developments in Grand Junction and the broader region, particularly regarding the demand for climate-controlled options. AIE Partners will monitor market response and occupancy rates to inform potential future investments in the area.
Beyond the Headlines
The development of a large, climate-controlled self-storage facility reflects evolving consumer needs and lifestyle trends. As populations grow and housing spaces become more compact, the demand for external storage solutions increases. Climate control, in particular, points to a growing awareness of the need to protect valuable or sensitive belongings from environmental damage, indicating a shift towards higher-quality storage expectations. This project also highlights the strategic decision-making of commercial real estate firms like AIE Partners, which analyze market growth, demographics, and underserved needs to identify profitable investment opportunities. The positive interaction with local municipalities, as noted by Ross Claiborne, underscores the importance of efficient local governance in attracting and facilitating commercial development, which can have long-term impacts on a city's economic landscape and infrastructure.
