Zenith Industrial Outdoor Storage and J.P. Morgan Asset Management have secured a $215 million credit facility from KeyBank and Truist. This facility is intended to finance Zenith's second programmatic joint venture with JPMAM, allowing for the expansion
of its industrial outdoor storage (IOS) portfolio. KeyBank served as the administrative agent and led the transaction, while Truist was a joint lead arranger. The facility includes an accordion feature, enabling increased borrowing capacity as needed. The financing will refinance 34 IOS assets across 140 acres, primarily located in the Southeast, South Central, and Southwest markets. The portfolio is nearly fully leased at 99.6%. This marks a continuation of the partnership between Zenith and JPMAM, following a previous $130 million credit facility provided by KeyBank in February.
