What's Happening?
Harrison Street Asset Management, a global alternative investment firm with $110 billion in assets under management, has announced the expansion of its healthcare real estate asset management platform. The firm welcomed Jon Glass as Managing Director,
along with two additional senior housing asset management professionals, Michael Corsini and Hardie Jackson, all joining from PGIM Real Estate. This strategic move aims to bolster Harrison Street's capabilities in developing, refinancing, selling, and implementing value-add initiatives across its senior housing portfolio. Harrison Street is recognized as the largest private owner of senior housing in the U.S., having invested $16 billion across 46,000 units in the sector. Mr. Glass will lead asset management activities for a portion of Harrison Street's senior housing investments, focusing on strategy, performance, and value creation, while managing relationships with operating partners and third-party property managers. Brandon Metzler, Managing Director and Head of Senior Housing Asset Management, will continue to lead the expanded team.
Why It's Important?
This expansion by Harrison Street Asset Management is highly significant for the U.S. healthcare real estate market, particularly in the senior housing sector. As the largest private owner of senior housing in the country, Harrison Street's increased investment and expertise in this area signal a strong belief in its continued growth potential. The aging U.S. population creates a demographic tailwind for senior housing, and Harrison Street's move to strengthen its asset management capabilities positions it to capitalize on this demand. The firm's focus on value-add initiatives, refinancing, and development suggests a proactive approach to optimizing its extensive portfolio. This could lead to improved quality and availability of senior living facilities, benefiting the elderly population and their families. For investors, Harrison Street's strategic hires and platform expansion reinforce its leadership in alternative real assets, potentially attracting more capital into the sector and influencing investment trends in healthcare infrastructure.
What's Next?
Following these key appointments, Harrison Street Asset Management is expected to intensify its efforts in the senior housing sector. Jon Glass, Michael Corsini, and Hardie Jackson will integrate into the existing team, focusing on driving asset performance and value creation across Harrison Street's senior housing investments. The firm will likely continue to pursue new development projects and strategic acquisitions to further expand its portfolio, building on the momentum of closing over $1.2 billion in new development projects in the prior 18 months. Relationships with operating partners and third-party property managers will be crucial for guiding property-level business plans and capital improvements. The expanded team will also work closely with the firm's transactions team to support the continued growth of Harrison Street's senior housing platform, aiming to meet the increasing demand driven by the growing 80-plus population.
Beyond the Headlines
The expansion of Harrison Street's healthcare real estate platform, particularly in senior housing, reflects a deeper societal trend in the U.S.: the demographic shift towards an older population. This trend presents both opportunities and challenges for the healthcare and real estate sectors. On one hand, it creates a sustained demand for specialized housing and care facilities, making senior housing an attractive investment. On the other hand, it raises questions about the affordability and accessibility of quality senior care for a broad segment of the population. Harrison Street's focus on value-add initiatives and strategic management could lead to innovations in senior living models, potentially influencing design, services, and operational efficiencies across the industry. This could also spur competition and encourage other investors to enter or expand their presence in the sector, ultimately shaping the future landscape of senior care in the U.S. The firm's leadership in this niche market positions it as a bellwether for broader trends in healthcare infrastructure investment.
