What's Happening?
A new development project at 2555 Flores Street in San Mateo, California, is set to replace a mid-century modern office complex with a seven-story apartment building. The project, led by Kapo Yeung of SM Flores LLC, will feature 80 apartments, including
eight units designated as affordable for very low-income households. The development will utilize the State Density bonus to increase residential capacity by 50% above base zoning. The building will include a mix of one, two, and three-bedroom units, with parking for 83 cars and 118 bicycles. The design incorporates a podium-style structure with a mix of materials for the exterior.
Why It's Important?
This development is significant as it addresses the critical need for affordable housing in the San Mateo area, a region facing high housing costs and limited availability. By including affordable units, the project aims to provide housing options for low-income families, contributing to a more inclusive community. The use of the State Density bonus highlights efforts to maximize land use efficiency in urban areas. Additionally, the project's proximity to public transportation and commercial centers enhances its appeal and accessibility for future residents.
What's Next?
The project is currently in the planning stages, with no specific timeline for construction shared yet. The developer has invoked Senate Bill 330 to streamline the approval process, which could expedite the project's progression. As the development moves forward, it will be important to monitor community responses and any potential adjustments to the plan based on public feedback or regulatory requirements.
