H+M and its joint-venture partner Affinius Capital are preparing to sell a 7.4-acre site at 1601 Bronxdale Ave. in the Bronx, New York. This property is strategically located near the planned new Parkchester/Van Nest Metro-North station. H+M acquired
the parcel in 2019 and has since secured all necessary city approvals for a substantial development. The approved plans include six buildings totaling 2.41 million square feet, featuring public spaces such as a plaza, retail and community areas, 640 parking spaces, and a direct pedestrian link to the future Metro-North station. The complex is designed to accommodate up to 2,300 apartments, with an estimated construction cost of around $1 billion, making it potentially the city’s largest fully-entitled housing development site. The site currently generates cash flow from existing industrial and commercial tenants, including a 354,000 square-foot industrial building with office space.
