What's Happening?
Fortune International Group and Blue Road have announced the completion of Nexo Residences, a 16-story, 254-unit condominium development located at 13899 Biscayne Boulevard in North Miami Beach. Designed by Carlos Ott with Frankel Benayoun Architects
Inc. as the architect of record, and built by KAST Construction, this short-term rental development has received its Temporary Certificate of Occupancy. The property is now preparing to welcome its initial owners and guests. Edgardo Defortuna, CEO of Fortune International Group, stated that over 90% of the residences have already been sold to buyers from more than 25 countries, indicating strong demand for a property that combines flexibility, design, and service. Nexo Residences offers fully furnished studios to three-bedroom condominiums, alongside a selection of three- and four-bedroom townhomes, with interiors ranging from 531 to 2,438 square feet. A limited number of units are still available, with prices starting in the $685,000s. Fortune Development Sales is exclusively managing the sales and marketing.
Why It's Important?
The completion of Nexo Residences signifies a notable development in the South Florida real estate market, particularly in North Miami Beach. The high pre-sale rate, with over 90% of units sold to an international clientele, underscores the robust demand for flexible, design-centric living spaces in the region. This project caters to a growing demographic seeking properties that can serve as both personal residences and short-term rental investments, a trend that could influence future residential developments in the area. The strategic location, offering access to communities like Bal Harbour, Aventura, and Sunny Isles Beach, as well as major airports, enhances its appeal to a diverse buyer pool. The involvement of AvantStay as the preferred property manager for short-term rentals also highlights the increasing integration of hospitality services into residential offerings, potentially setting a new standard for luxury condominium living in the U.S. market.
What's Next?
With the Temporary Certificate of Occupancy secured, Nexo Residences will now proceed with welcoming its first residents and guests. The remaining limited selection of units will continue to be marketed by Fortune Development Sales. AvantStay will commence its role as the preferred property manager, overseeing short-term rental operations, including guest check-ins, check-outs, and housekeeping for participating owners. This arrangement allows owners the flexibility to occupy their residences or make them available for rental, which could attract further investment. Additionally, opportunities remain available through the project's EB-5 program, requiring a $1,050,000 investment and satisfaction of U.S. Citizenship and Immigration Services eligibility requirements for permanent residency consideration. This could draw more international investors seeking U.S. residency through real estate investment.
Beyond the Headlines
The success of Nexo Residences, particularly its high international buyer engagement and integration of short-term rental management, points to a broader shift in the U.S. real estate landscape. This model blurs the lines between traditional homeownership and investment property, reflecting evolving lifestyle preferences that prioritize flexibility and convenience. The project's emphasis on comprehensive amenities, including a technology hub, fitness center, and various outdoor facilities, suggests a move towards self-contained living environments that cater to diverse needs. Furthermore, the utilization of the EB-5 program highlights the ongoing role of foreign investment in funding large-scale U.S. developments and its implications for immigration and economic growth. This trend could lead to increased competition and innovation in the luxury condominium market, as developers seek to offer more integrated and flexible living solutions.
