What's Happening?
Tishman Speyer is expanding access to its ZO Clubhouses and Studio workspaces to U.S. American Express Business Platinum and Corporate Platinum cardholders, according to Upgraded Points. This new benefit, which begins on October 22, 2026, marks the first
time Tishman Speyer has offered its ZO amenities to individuals beyond its direct tenants. ZO is described as a global amenities and lifestyle service designed for office occupants, providing access to premium spaces, services, and experiences via a mobile app. Clubhouses are hospitality-style venues for working, networking, and recharging, while Studio locations offer coworking, meeting, and event spaces. Eligible cardholders will receive a complimentary American Express ZO Membership without an increase in their annual fee. This membership includes unlimited Clubhouse access, four weekly guest passes, and four free monthly day passes at U.S. Studio locations. Additionally, cardholders can claim up to $500 in yearly statement credits for booking events at ZO or Studio sites and purchasing a Dining Club membership. The program encompasses over 25 Clubhouse and Studio spaces across six major U.S. cities, including New York, Los Angeles, Chicago, San Francisco, Boston, and Washington, D.C.
Why It's Important?
This initiative is significant as it represents a strategic move by Tishman Speyer to broaden the reach of its amenity brand beyond its existing tenant base, leveraging hospitality as a competitive advantage in the office real estate sector. By partnering with American Express, Tishman Speyer gains access to a new audience of business cardholders, potentially increasing utilization and revenue for its ZO platform. For American Express Business Platinum and Corporate Platinum cardholders, this offers a valuable new perk, providing access to high-quality workspaces and networking opportunities without additional annual fees. This collaboration highlights a growing trend where landlords are enhancing their offerings to attract and retain businesses, recognizing that premium amenities and flexible workspaces are increasingly crucial in today's evolving work environment. The expansion into multiple major U.S. cities also underscores the widespread demand for such services and the potential for significant impact on urban business landscapes.
What's Next?
The new benefit for American Express Business Platinum and Corporate Platinum cardholders is set to launch on October 22, 2026. Cardholders will be able to activate their membership through the ZO website or app. While Clubhouse access is unlimited, reservations will be required for Studio sessions. This partnership could lead to increased foot traffic and engagement within Tishman Speyer's ZO Clubhouses and Studio locations across the six participating U.S. cities. The success of this program may influence other real estate developers and amenity providers to explore similar collaborations with financial institutions or other large membership organizations. It could also prompt American Express to seek out additional exclusive benefits for its premium cardholders, further enhancing the value proposition of their business cards. The real estate industry will likely observe the impact of this strategy on tenant satisfaction and property value.
Beyond the Headlines
This partnership between Tishman Speyer and American Express reflects a deeper shift in the commercial real estate market, where the lines between traditional office spaces and hospitality services are blurring. Landlords are increasingly investing in lifestyle and amenity platforms like ZO to create more dynamic and attractive environments, moving beyond simply providing physical space. This trend is driven by the evolving expectations of modern workers and businesses, who seek flexibility, convenience, and a sense of community. The offering of such amenities to non-tenants, particularly through a prestigious financial partner like American Express, signifies a recognition that these spaces can generate value as standalone services. It also highlights the growing importance of 'experience' in commercial offerings, where the quality of amenities can be a significant differentiator in a competitive market. This could set a precedent for how commercial properties are utilized and monetized in the future, potentially fostering new business models and partnerships.
